Pool Services

Pool Opening

- Removal and storage of winter pool cover
- Pump any water accumulation out of pool

- De-winterize all equipment

- Install ladders, handrails, deck tables/chairs, and any removable signage
- Rinse pool and deck with hose
- Fill, add chemicals, and vacuum pool
- Take inventory of daily maintenance chemicals and purchase as needed
- Be on site for pool inspector walk through

Pool Daily Maintenance

- Vacuum, skim, test and add chemicals to the pool
- Log findings on state/county inspection sheets

Pool Closing

Pump water out of pool

- Winterization of all equipment

- Removal/storage of ladders, handrails, deck tables/chairs, and any removable signage
- Installation winter pool cover

SnowBird Service

The Snowbird Service Plan is designed for owners who leave their unit vacant for an extended period of time.

ONLY $80 PER MONTH FOR AS MANY MONTHS AS YOU NEED US!

  • Initial inspection with co-owner

  • Monthly Inspections

  • Ensure heat is functioning to avoid frozen pipes

  • Change furnace filters if needed*

  • Plumbing inspection to check for leaks

  • Exterior inspection

  • Ensure sump pump is functioning

  • Check to see if battery replacement is needed for smoke detectors*

*Note: The first inspection is billed by the hour. There's also a fee for a doorknob lockbox, which KS will supply and set up using a key given by the co-owner.
Additional charges for replacement parts apply.

*The amount charged for an add-on service varies depending on its type and amount of replacement times annually.

Ways to Save

  • Sign-up for The Essentials annual co-owner maintenance plan

  • $465 annual billing includes semi-annual preventative maintenance with co-owner responsible to maintain the sump pump in their unit.

  • $490 annual billing includes semi-annual preventative maintenance with sump coverage.

  • Bundle multiple services for one work order

  • $25.00 service fee waived when booking 5 or more labor hours

  • Add monthly Snowbird Services for $80.00 per month
